Description
This article describes a set of tools available in ModelTree that can be used to model basic and complex calculation logics of Operating Expenses.

Operating Expenses Values + Indexation
If you have real Opex data and a forecast of project budgeting, you can simply add these numbers and index them. ModelTree slightly increase the initial value on a monthly basis and achieved the annual value of applied indexation in the 13th month (year 2 - 25th month and so on). Entered values are effective at Analysis Date (if Opex item has Start Date > Analysis Date, then entered Values become effective at this indicated date).

The white part of the ModelTree screen always shows you the cash flow of each opex item. For more transparency, you can Export your model to Excel and check all calculations there. This article will guide you on how to do it.
ModelTree can automatically pull opex data from PM (or budgeting system) via API integration. Or you can easily add a whole list of opex items from Excel - the following article will help you to do that Import Wizard - Import Data from Excel.
Operating Expenses Values + Multiplier+Indexation
Opex items can be set as a market standard or assumption by entering a value and applying a certain multiplier.

Operating Expenses as a % of a Multiplier
You can set a % of cash flow item from the CF template as an Opex item. Cash flow item multipliers are individually set for each client. Each CF template has a unique set of cash flow item multipliers (please contact the Exquance team to set a list of such multipliers).

Custom Operating Expenses Values
If you see this symbol against an Opex item - that means that this Opex item has custom time series of cash flow. Items without any symbols are forecasted by ModelTree calculation logic. You can set custom values for Percentages and Values. You can add any number of payment steps.
To apply custom time series to an opex item:
- Double click on the Percentage-% field (for setting custom % values) or /mth field (to set custom money values) of the selected Opex item you'd like to set custom time series.
- Click this symbol
- The Payment Schedule window opens.
- Click CLICK TO ADD NEW
- Enter the Step name, Start Date, End Date, and Value of a new step. Dates are automatically adjusted (the End Date of the previous Step is adjusted after the Start Date of a new step is entered). The right-hand side white part of a window shows you custom time series of new values.
- After you finished entering all steps click Apply.

You can always check what scenario was set for a custom opex item. Just open the Payment Schedule again (as described above).
Combination of Techniques
You can set a unique technique for each opex item in order to achieve the desired result.
