ModelTree version 2.7.3 and later
This article describes buttons and data columns available in the Opex section of ModelTree.
To go to the Opex section you need to open an Asset from the Analysis page and click on the Opex (top menu).
Opex Menu
- +Add New Opex - to add an opex item to the Opex table.
- - Delete Item - to delete the selected item(s) from the Opex table.
- Import from Excel - to fill the Opex table with the data from the selected Excel file. To learn more on how to do import via Import Wizard please read Import Wizard - Import Data from Excel article.
- Export - to export the Opex table to an Excel file.
- Ungroup - to ungroup all grouped items.
- Expand All - expand all collapsed groups.
- Collapse All - to collapse all expanded groups.
- Add/Remove Columns - this button opens a column chooser where you can select/unselect data fields you make visible and editable in an Opex table.
These are default columns:
Data fields
- Item - the name of an Opex item.
- Start Date - the date when the value starts to have an effect.
- End Date - the date when the value ceases to have an effect. Note: if the Dates fields are empty that means that the Opex item exists from the Analysis Start Date till the End of forecasting.
- Percentage-% - you can specify the % value of the selected Multiplier.
- /mth - the monthly value of an opex item.
- /year - the annual value of an opex item. Note: opex item can have either Percentage-% or Value.
- Currency - the currency of a selected Opex item.
- Multiplier - a multiplier that can be used either for Percentage-% or Value. There are different lists of Multipliers:
Value:
- GLA - specified Value is multiplied by Gross Leasable Area.
- NLA - specified Value is multiplied by Net Leasable Area (GLA - Vacant area).
- Non-Leasable Area - specified Value is multiplied by Non-Leasable Area (sum of premises with Non-Leasable status).
- Occupancy-% - specified Value is multiplied by occupancy percentage.
- Vacancy-% - specified Value is multiplied by vacancy.
- Vacant Area - specified Value is multiplied by Vacant Area.
Percentage-%
The specified percentage is multiplied by a certain row from the Cash Flow template. Multipliers here can vary from template to template and depend on the Client's cash flow model. - Indexation - a growth rate that can be applied for n opex item.
